# NYC Rent Report: September 2026

Published October 8, 2026 by the Leaseswap Research Team. Covers rental listings Leaseswap first saw from 2026-09-01 to 2026-09-30 (13,966 listings). The numbers in this edition are a fixed snapshot and do not change.

## Key findings

- The median asking rent for a one-bedroom apartment listed in New York City in September 2026 was $3,950 a month, across 5,388 new one-bedroom listings.
- That is little changed from August 2026, when new one-bedroom listings asked a median $3,970 (a 0.5% decrease).
- Manhattan had the highest median one-bedroom asking rent at $5,023 (2,644 listings), and the Bronx the lowest at $2,495 (153 listings).
- Lease takeovers, where a tenant hands over their existing lease, asked a median 1.2% less than other new listings with the same bedroom count in the same neighborhood (171 takeovers compared).
- Of the new listings that stated their fee terms, 99.4% said they were no-fee to the renter (6,609 of 6,650).
- Apartments StreetEasy reported as rented in September 2026 had been on the market a median of 18 days since Leaseswap first saw them (7,363 rentals).

## Lease takeovers

215 new listings (1.5%) were lease takeovers, where the current tenant offers their existing lease. Compared with other new listings with the same bedroom count in the same neighborhood, takeovers asked a median 1.2% less than those listings (171 takeovers compared).

## Buildings with rent-stabilized units

5,115 new listings (36.6%) were in buildings on the DHCR list of buildings with rent-stabilized units. The list is about buildings, not apartments: individual apartments can differ. Within the same neighborhood and bedroom count, listings in these buildings asked a median 4.4% less than other listings (4,021 vs 6,934 listings).

## Broker fees

Of 6,650 new listings that stated their fee terms, 6,609 (99.4%) said they were no-fee to the renter and 41 named a broker fee. 7,316 listings did not state fee terms and are not in the share.

## Amenity premiums

Median asking rent of listings that state the amenity compared with listings that state they lack it, within the same neighborhood and bedroom count.

## Methodology

- **What is counted:** Asking rents of the rental listings Leaseswap first saw between September 1, 2026 and September 30, 2026 (New York time): 13,966 listings. A listing counts in the month Leaseswap first saw it.
- **Sources:** Public rental listings Leaseswap aggregates from StreetEasy, NYBits, Leasebreak, Reddit and Leaseswap lease takeovers (posted by tenants). Corcoran is left out of this edition because Leaseswap began tracking it after August 2026 began; its first day returned every listing it had, not new ones, so including it would distort both months.
- **Exclusions:** Duplicate postings of the same apartment are counted once. Rooms in shared apartments and sublets are excluded. Only exact bedroom counts from studio to 4 bedrooms, asking rents from $1,000 to $50,000 a month, and the five boroughs are included.
- **Asking rent, not signed rent:** Figures are the monthly rents listings asked, before any concession such as a free month. They are not the rents tenants signed for, and they describe new listings, not every lease in the city. A listing whose asking rent changed counts at its latest asking rent when the edition was generated.
- **Medians and samples:** Every figure is a median with its sample size (n). Bedroom, borough and neighborhood figures appear only with at least 20 listings. The 25th and 75th percentiles show the middle half of asking rents.
- **Neighborhoods:** Neighborhood names come from the listings and are folded into one name per neighborhood ("Bed Stuy" and "Bedford-Stuyvesant" are one). Umbrella areas such as the Upper East Side also count their sub-neighborhoods. Most and least expensive rankings need 50 listings and leave umbrella areas out, so no listing is ranked twice.
- **Month-over-month change:** Compared with listings first seen in August 2026, by the same method and from the same sources. A change is shown only when both months have at least 100 listings. A citywide change can differ from every borough’s own change when the mix of new listings shifts between boroughs, since each borough asks a different rent. Neighborhood-level changes are not published: a single month of one neighborhood is too small for a change to be distinguishable from noise.
- **Comparisons within a neighborhood:** Lease takeover, rent-stabilized building and amenity comparisons divide each listing’s rent by the median of listings with the same bedroom count in the same neighborhood, then compare the median of those ratios between the two groups. This keeps location and size from posing as a premium or a discount.
- **Lease takeovers:** A lease takeover is a listing where the current tenant offers their existing lease to a new tenant, identified from how the source labels the listing (a lease assignment posted by the tenant) or, when the source does not say, from the listing text. Some takeover posts quote a net effective rent.
- **Rent-stabilized buildings:** A listing counts when its address matched a building on the New York State Division of Housing and Community Renewal (DHCR) list of buildings with rent-stabilized units. The list is about buildings: a listing in such a building is not necessarily a rent-stabilized apartment, and the address match can miss buildings or match the wrong one.

- **Amenities:** Amenities are read from the listing text. An amenity is compared only when at least 50% of listings state it either way and each side has at least 100 listings; a listing that does not mention it sits out.
- **Days on market:** For apartments StreetEasy reported as rented during the month and that Leaseswap had tracked, the days between the day Leaseswap first saw the listing and the rented date StreetEasy reported. StreetEasy rentals only.
- **Stable numbers:** This edition was generated on October 8, 2026 and stored as a fixed snapshot (method version 1). Its numbers do not change after publication, even when later data corrects individual listings.
